MASTERPLAN of COSTA DORADA

Planned Urbanization.
Costa Dorada is a planned and developed urban project 4.5 km south of Playas Doradas on the Atlantic coast. It extends from Playa Los Suecos to Playa Las Casitas next to the Punta Colorada pier  to the south. 
 
The urban diagram is proposed with central avenues of 40 meters, with internal streets of 17 meters, and a 20-meter promenade in front of the waterfront that provides access to Playa Las Casitas.
The projected surface of the lots is from 12 meters wide by 30 meters deep.  The location and characteristics are as follows: 

A) The internal lots located between the streets and boulevards that delimit each stage will only be for exclusive residential use and destination.

B)  The lots in front of boulevards and main access streets will have a mixed destination
   (commercial & residential). 

C) The lots facing the sea will be destined for residential and tourist exploitation. 

D)  Specific sector for commercial and service infrastructure.
Project infrastructure
Consolidated gravel roads.
Public lighting and electrical network.
Drinking water network.
Commercial zoning in front of boulevards and accesses.
Trunks that communicate each of the stages.
Sector dedicated to commercial use and / or services.
North access from Playas Doradas by coastal road.
South access junction with RPN ° 9.
Open neighborhood and public streets, belonging to the municipal ejido of Sierra Grande.

Goals and objectives
From the beginning of the urbanization project to the current development and execution of the works, we are committed to sustained growth and in this way we promote the expansion of this seaside resort in the province, a commitment that we assume as Urbanization Costa Dorada together with the developer company TERBAY Construcciones, Inversiones & Desarrollo SA . Today we commit to redouble our efforts by virtue of greater population growth, with planning being our criterion for urbanization, with due environmental care and respecting the natural habitat that provides an unmatched framework for the entire area. 
New challenges
At the moment we are working and expanding the urbanization area with its corresponding works, networks and infrastructures, giving rise to what will be the next stages, with the projection of offering an excellent investment opportunity in the medium and short term.
We are thus advancing in line with the development that has been promoted in the Punta Colorada sector, where the Free Trade Zone will be installed and where studies have already begun today to make the area a world benchmark for clean energy with the Green Hydrogen Project .

Strategic planning
On the southern sector of the urbanization, bordering the port of Punta Colorada and with direct access to its fishing basin, we carried out the opening of streets and accesses for heavy and vehicular traffic, and we carried out medium and low voltage infrastructure works with its substations transformers.
 
This new development will have more than three hundred lots for commercial and / or service use and it is planned to add the construction of a logistics and local distribution center. The creation of a Free Zone with tax benefits in the port area by the province of Río Negro, and the investments projected by international capitals will magnify the socio-economic, commercial and industrial potential of the entire corridor on the Southern Access.
